How to Prepare your Home before you Sell.

Preparing to sell your home can be a daunting task, but it doesn’t have to be. Here are some tips to help make the process of selling your home go smoothly:

  1. Research the local real estate market to determine a realistic listing price to sell your home for your market and condition of your home. This usually involves an in-home meeting and valuation of your home.
  2. Make sure your home is in good condition by making any necessary repairs and updating outdated features. Some examples of easy home improvements include: Refreshing paint inside and exterior of home (curb appeal), replacing outworn or dated flooring, updating door / cabinet hardware to name a few.
  3. Freshen up the interior and exterior of your home with clean landscaping and declutter the interior of your home. Remove any personal photos in the home.
  4. Take professional-grade photos of your home and create a listing that highlights its features. I always include professional photos, drone and a floor plan and/or video walk-through for my sellers. Not all agents include this in their listing package- not all agents offer the same services. Ask what will be provided in terms of marketing your home professionally.
  5. Consider staging your home to give potential buyers an idea of how they can use the space. This is especially useful if the home is vacant at the time it comes into the market.
  6. Make sure you are selective in the selection of your realtor. A GREAT agent can make the deal and a bad agent can break a deal. Make sure the agent has a great track record and ask for testimonies from previous clients.
